High demand in Holborn drives down office availability

Holborn could be the most desirable office location in central London, according to a survey of empty offices.

The latest available office space review from property agent Farebrother found the area around Holborn saw availability fall to 4.1%, with just 1.35 million square feet available to let.

Office locations available to rent in the City are highest at 8.9% across central London.

Malcolm Brackley, head of lease advisory and valuation at Farebrother, said: “Continued strong demand and low availability in the area suggests that rental growth is due. However, some landlords and developers’ pricing on new or refurbished space remains at odds with occupiers’ rental expectations.

“Occupiers, who are also met by a dwindling supply of adequate, second-hand options, are choosing to stay put.”

The total amount of space let in the Holborn area in the first quarter of this year was 312,000 square foot - the lowest quarterly total since 2003.
