It was only a matter of time before regeneration at King’s Cross spilled over to scruffy Caledonian Road.

Sliced through by train tracks, “the Cally” has a down-to-earth, multicultural character, still largely working class, and what it lacks in architectural beauty it makes up for in location and connectivity.

Hayley Marler, 33, who works for a property law firm in the West End, has spotted these pluses.

Currently renting locally, she’s seen the area smartening up and has put down a deposit on a one-bedroom flat at a new development of 150 homes in the Market Road Gardens conservation area.

“I feel I’m buying into an area on the up,” she says. “I hadn’t set my heart on a new-build property but the more I thought about it, the more sense it made.

My flat is not going to be ready until 2019, but buying off-plan gives me time to organise the move and I’ll be better placed to get a mortgage.”

London Square Caledonian Road homes are in nine low- to mid-rise blocks clad in pastel-coloured bricks, with metal window frames and full height glass, set around landscaped courtyards and play areas.

The flats have balconies and underfloor heating, and there’s an on-site gym and 24-hour concierge.
