An “extremely rare” nine-bedroom home featuring a triple-height underground swimming pool is up for sale in north London for an expected £110 million.

Estate agent DDRE describes the mega-mansion, located on one of north London’s famed “billionaires’ rows”, as a “once-in-a-lifetime” opportunity.

Designed by Timothy Hatton Architects, the home is on A-lister favourite Avenue Road in St John’s Wood, a wide, leafy street stretching between Swiss Cottage and Regent’s Park.

It features a triple-depth basement that hosts the spectacular pool, as well as a gym, a cinema and other amenities.

Renovation plans were approved by City of Westminster Council in 2014 – months before the local authority launched a crackdown on deep digs for residential properties.

DDRE said planning restrictions on mega-builds and deep basements in the heart of the capital meant “this size home will most likely never be constructed again”.

The anticipated selling price would smash the existing record deal for a house on one of London’s most expensive streets.

A nearby property on Avenue Road sold for £38.5m in 2019, according to Rightmove. Eight other houses on the street have gone for above £10m in the past 13 years.

Previous residents of the leafy St John’s Wood’s hotspot have included boxer Anthony Joshua and pop stars Rihanna and Robbie Williams.

Only property hunters with the means to prove their “identity and financial capability” will be granted viewings of the secretive £110m home.

Once behind the perimeter wall, they will see not only the red-brick neo-Georgian main house but a separate two-bed staff cottage above a car and bicycle garage.

The two properties are linked by an underground art gallery while pathways run around the enclosed land. A kitchen has been designed for a private chef to cook and entertain.

Planning documents submitted with the initial 2013 application describe a front elevation of two symmetrical bays providing full-height sash windows at ground level, along with an entrance door “framed by a stone portico on Doric columns”.

As well as easy access to Primrose Hill and Regents Park, the home is walking distance from the world-famous Lord’s Cricket Ground and the Abbey Road recording studio immortalised by the Beatles.

Anyone left wanting more than the Avenue Road property offers could consider a bid for the £210m mega-mansion that recently became available close to Hyde Park.
