Hoxton Press homes: new Hackney flats overlooking Shoreditch Park have outside space designed for year-round use

New homes at Hoxton Press come with clever storage, underfloor heating and sheltered balconies which can be used even in winter.
From £615,000: apartments with balconies and underfloor heating at Hoxton Press, Penn Street, N1

Hoxton Press takes its name from the site's printing past as a maker of greetings cards.

Clad in neat Belgian bricks, the scheme of 198 flats in two hexagonal-shaped midrise towers is one of London's best examples of space-efficient design.

A frameless wall of sliding glass in the main living space opens on to a deep and wide balcony, sheltered from the elements and useable all year round. Interiors have higher ceilings than required by the Mayor's London Plan regulations, while pocket doors slide back into the wall cavity, saving space, and there is cleverly concealed storage.

Underfloor heating means walls can remain radiator free, and with oak floors throughout, a white-lacquered kitchen and shadow-gap skirting boards, the look is clean-cut, contemporary and comfortable.

Prices start at £615,000. Call developer Anthology on 020 3308 9813.
