Refurbished Burgess Park in Southwark is a welcome green retreat from densely packed Peckham or Walworth.

The 113-acre linear park has been upgraded with new entrances, pathways and recreational areas including tennis courts plus 90,000 new plants and trees and wildlife gardens.

It has a fishing lake, café, barbecue grills, exercise frames and also boasts a listed Victorian church, library and baths and original artisan cottages. It is an occasional music venue, too.

The district is a promising hunting ground for first-time buyers searching for a good-value home close to central London.

And being bounded by the Old Kent Road “Opportunity Area” — a council-backed regeneration initiative bringing 20,000 new homes and two new Bakerloo line stations — this Zone 2 neighbourhood is a good investment bet.

Leyland Court, moments from the park, is a scheme of 43 flats and maisonettes, one of a trio of buildings that incorporate roof gardens, a play area and a raised landscaped courtyard above a residents’ car park.
