Living near Waitrose 'increases value of homes by up to £39k'

Living near a Waitrose can boost the value of your home by as much as £38,831, according to a report.

London homes near other supermarket chains including Sainsbury's, Tesco, Marks and Spencer or the Co-operative are also typically more expensive, research by Lloyds Bank has found.

In leafy Chiswick, which has a Waitrose, a Sainsbury's and a Marks and Spencer, homes typically cost £918,287, which is 117 per cent or £495,601 more than the average property price in the nearby borough of Hounslow.

Lloyds compared the cost of homes in postal districts which have a national supermarket, with property prices in the surrounding areas of towns, using Land Registry house price figures covering England and Wales.

It found that on average, house prices in areas which have a supermarket in a given town are around seven per cent or £15,331 higher than areas within the same town that do not have one.

Properties with a nearby Waitrose are the most likely to command the biggest price premiums compared with their surrounding areas, the research found.

Asda, Aldi and Lidl appear to have the smallest impact on house prices.

Andy Hulme, Lloyds Bank mortgages director, said: "With homes in areas close to national supermarkets commanding an average of over £15,000 more than those in the surrounding areas, having a grocery shop within easy reach appears to be high on the list for home buyers looking for good access to local amenities."
