A former service road which is only 13ft wide has gone in the market for £400,000, sparking a bidding war between developers hoping to build a house on it.

The site in Leysfield Road, Shepherd’s Bush — which has attracted several offers above the asking price — has been granted planning permission by Hammersmith and Fulham council for a three-bedroom home.

The property would be less than four metres across at its widest point to squeeze between two terraces of Victorian houses.

According to the plans, the home will be across three floors, with two double bedrooms, a single bedroom, kitchen and dining room and reception room, along with front and rear gardens.

Robert Barr, sales manager at Kerr & Co residential, said that pictures of the plot were “deceptive”, and added that a garage which stands on the site is also included in the price.

He said: “There is also a 30ft garden to the rear of the garage.

“Behind the site used to be a piece of industrial land and that [the plot] was a service road to it. It was owned by the council 16 or 17 years ago but now it is owned by a private individual.

“We have had huge interest in this from home owners looking to have a bit of a side project to keep them busy, developers and investors. It is not a particularly wide part of land and it is a peculiar shape. It can’t be more than 12 to 13ft wide but the depth varies.”

The home will stand on 1,100 sq ft of land — the minimum requirement for a three-bedroom home — but Mr Barr said the new owner could use one bedroom as a study to give the illusion of more space.

He estimated that, in addition to the cost of the land, building and finishing the home would take between £350,000 and £400,000.

“Clearly [the buyer] will make some good money back on it [when they sell it] but it all depends on the market at the time and could depend on the outcome of the EU referendum,” he said.

Houses either side of the plot are worth up to £1.6 million, according to Zoopla.

Mr Barr said that nine offers had been received for the land. He added: “There was only one that was the asking price, the rest were all above. That shows the power of what we’ve got here.” He estimated that 10 years ago the plot would have sold for about £250,000.
